Through HedeDanmark’s subsidiary in the Baltic countries, HD Forest, HedeDanmark helps administer, buy and sell forest estates in the Baltic countries. HD Forest has offices in Estonia, Lithuania and Latvia.
The prices for forest in the Baltic countries are approx. one fifth of the Danish forestry prices, and we see an annual return of 5 – 7 percent after expenses and without any funding. The investment is not dependent on subsidies or tax optimisation, but based on actual growth of wood and an expectation that land and timber prices will increase the next 15 years. The hunting right does not follow the landownership, but is organized in local hunting clubs across field boundaries. Consequently, there is no income that way, but being the owner of land, you can become a member.
The operational risk in connection with any disease, fire or storm is low due to scattered forest areas, and you can optimise through seasonal fellings. The currency in the Baltic countries is EURO, and all countries are members of EU and NATO.
